Walker County’s Real Estate Expert discusses local development, acreage opportunities and the network of professionals she relies on to serve buyers and sellers

HUNTSVILLE, Texas — As Huntsville continues to add new businesses, neighborhoods and development, longtime Realtor Terri Coleman says the growth is creating opportunities across both the residential and commercial real estate markets.

Coleman, Hello Huntsville’s Real Estate Expert, recently joined Good Morning Huntsville to discuss local growth, several properties she is representing and the importance of having experienced professionals involved throughout a real estate transaction.

Huntsville growth extends beyond housing

Coleman said the changes taking place around Huntsville are becoming increasingly visible, particularly as new commercial and industrial development joins continued residential construction.

“There is a lot of growth going on in here in Huntsville,” Coleman said.

She pointed specifically to activity along Highway 19 and the connection between commercial development, new jobs and future housing needs.

“Huntsville is really growing, not just residential-wise, but industry-wise,” Coleman said.

New businesses and industries can have a direct effect on residential demand as workers move into an area and begin looking for places to live. Coleman has more than three decades of experience in real estate and serves clients across Walker and Montgomery counties and surrounding areas. Her Coldwell Banker profile lists experience representing sellers, buyers and investors in both residential and commercial transactions.

Acreage close to Huntsville

One of the properties Coleman highlighted during the program is a ranch property at 678 Old Phelps Road in Huntsville.

The property includes 6.54 acres and is listed as both a residential and commercial opportunity. The current Coldwell Banker listing describes a 1,780-square-foot ranch-style property with two bedrooms, a large loft, a pond and cross-fenced acreage. It is located near Sam Houston State University, the hospital and shopping.

Coleman said the combination of acreage and proximity to town helps distinguish the property.

“Where else can you get 6 and a half acres close to town?” Coleman said.

She said the property also provides flexibility for an owner who wants space for animals.

“If you got 6 and a half acres, you can have horses, you can have cows, whatever you like,” Coleman said.

Coleman said the property had previously been used to provide short-term accommodations geared toward truck drivers who needed a place to rest before returning to the road.

“What’s nice about this is this property can be residential or commercial,” Coleman said.

The property was listed by Coleman and remained active as of Sept. 9.

Texas Grand Ranch property offers added green space

Coleman also discussed a listing in Texas Grand Ranch, the wooded acreage community south of Huntsville near Interstate 45.

She said the property itself includes approximately 2 acres but borders a roughly 5-acre greenbelt.

“What makes it unique is that it borders the green belt of 5 acres,” Coleman said. “So, it’s really like getting seven acres for the price of one lot.”

Coleman said the property also includes a natural creek and noted that acreage in Texas Grand Ranch has attracted buyers interested in building as well as those holding land as an investment.

“There’s not a lot of lots for sale out there,” Coleman said. “People have come in and bought them and held them not only for building but also for an investment.”

Real estate transactions require more than finding a property

Coleman said helping buyers and sellers involves much more than locating a home or putting a property on the market.

“There’s so much that goes into servicing my clients,” Coleman said. “Whether you’re a seller or a buyer, I do have the resources to be able to help you in whatever your need is.”

Those resources can include mortgage professionals, title companies and service providers who become important before, during and after a transaction.

Coleman said she regularly refers clients to professionals she trusts, including mortgage and title professionals, and can also help connect homeowners with people who provide services such as cleaning and landscaping after a purchase.

“It’s a lot, but I love servicing my clients and that’s what I do,” Coleman said. “I surround myself with good people that I know can take care of my clients.”

Experience built across decades in real estate

Coleman’s career has included residential and commercial work across the Huntsville region. According to Coldwell Banker, Coleman is an associate broker and has worked with buyers, sellers and investors throughout Walker, Montgomery and Harris counties.
