Local real estate veteran discusses price drops, buyer advantages and neighborhood updates
A Trusted Realtor With Decades of Experience
Real estate professional Terri Coleman, who has served Walker and Montgomery counties for more than 33 years, recently discussed current housing trends and market conditions in the Huntsville area. Coleman emphasized that home prices are dropping across many subdivisions, creating favorable conditions for buyers looking to purchase before the end of the year.
Home Prices Declining Across Multiple Neighborhoods
Coleman noted that prices have fallen in both new-build communities and established neighborhoods. At the Reserves at Huntsville, Khovnanian Homes significantly reduced pricing to move remaining inventory before year-end. She also pointed out that the builder offers its own financing program, which may help some buyers secure lower interest rates depending on credit.
Investor-Friendly Opportunities in Rockbridge
Coleman highlighted a home in the Rockbridge subdivision, located across from AOA, listed $20,000 under market value due to the seller’s need for a quick sale. She described it as an ideal opportunity for an investor, noting that similar homes in the neighborhood typically rent between $1,800 and $2,000 per month.
Spring Lake: A Sought-After Community
Another area Coleman featured was Spring Lake, a neighborhood where homes rarely become available. The community includes Stylecraft Homes as well as older, well-established properties. Its stocked lake, open to neighborhood residents, adds to the area’s appeal.
Rates Stabilizing While Inventory Rises
Coleman shared that interest rates, while experiencing a slight seasonal increase, remain generally between 5 and 6.5 percent. She described the combination of softening home prices and increased inventory as one of the best environments for buyers in recent years.
The Value of an Experienced Eye
Although home inspections are required for most purchases, Coleman stressed that inspectors are not obligated to evaluate every potential issue. With her extensive experience, she said she often notices details that help buyers negotiate or better understand the condition of a home.
Real Estate as a Long-Term Investment
Coleman encouraged individuals—especially younger buyers—not to be discouraged by market uncertainty. She noted that real estate consistently appreciates over time, citing examples of homes purchased decades ago that have multiplied in value.
During her appearance, Coleman also shared the sentimental stories behind the jewelry she wore, including an amethyst necklace and a widow’s mite bracelet she purchased during a trip to Israel.
