New housing development to bring 143 single-family homes to Huntsville, targeting the growing demand in Walker County.

HUNTSVILLE, Texas — A new residential community, the Reserves at Huntsville, is set to rise on a 33.22-acre site off Highway 30, approximately one mile west of Interstate 45. The development, a collaboration between Paul Hayden Developments and Connor Investment Real Estate (CIRE), marks a significant addition to the rapidly growing city of Huntsville.

The Reserves at Huntsville will feature 143 single-family residential lots, each 50 feet wide, with home prices ranging from $200,000 to $400,000. Lennar Homes, a major homebuilder, is under contract to purchase all the lots in two phases. According to a developer with Paul Hayden Developments, “We plan to finish everything by September, and the builders should have model homes ready by mid-February 2025.”

Huntsville, located 70 miles north of Houston, has experienced a population increase of 15% since 2010, making Walker County one of the fastest-growing areas in Texas. The new development is situated within the city limits, offering close proximity to shops, employers, hospitals, schools, and Sam Houston State University.

Connor Investment Real Estate expressed excitement about the project, emphasizing the strategic partnership with Lennar Homes and the City of Huntsville to bring the community to life. The firm, known for working closely with developers and homebuilders, aims to ensure that the Reserve at Huntsville meets the growing demand for housing in the area.

The Houston area’s vacant developed lot inventory is currently at 9.9 months of supply and trending lower, reflecting a shortage of lots due to a slowdown in raw land entitlement. The Reserve at Huntsville seeks to address this issue, offering much-needed housing to accommodate the ongoing influx of new residents to the region.

The first phase of construction is already underway, and the development is expected to significantly contribute to Huntsville’s continued growth and economic development.
